CCFS Fees

We will not charge you a fee for our advice but with certain products there may be an administration charge that is paid due to increased administration and overheads connected to certain products.

Any fees that will be charged will be disclosed in writing prior to any application being submitted. All fees are due on completion so if you do not take out the mortgage we recommend you will not pay any fees.*

As Independent Financial Advisers we legally have to give you the option of paying a pure fee and these costs are outlined below.

Standard Residential Mortgages*
There is no administration charge attached to these types of mortgages we will be paid a commission from the lender who offers the mortgage.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 1% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Remortgaging*
This will be looked at on a case by case basis and the fees (if any) will be disclosed to you prior to any business being conducted.

Buy to Let Mortgages*
An administration charge of £199 will be payable on completion of each mortgage plus we will be paid a commission from the lender.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 1.25% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Right to Buy Mortgages*
An administration charge of £399 will be payable on completion of each mortgage plus we will be paid a commission from the lender.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 1.5% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Shared Ownership Mortgages*
An administration charge of £399 will be payable on completion of each mortgage plus we will be paid a commission from the lender.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 1.5% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Self Certification Mortgages*
An administration charge of £399 will be payable on completion of each mortgage plus we will be paid a commission from the lender.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 1.5% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Bad Credit Mortgages*
An administration charge of £599 will be payable on [completion] of each mortgage plus we will be paid a commission from the lender.

If you would prefer us not to receive a commission from the lender then you pay us a commission of 2% (due on completion) and any commission from the lender will be rebated to you.

An Initial disclosure Document and/or Key Features Illustration will be issued to you which will outline any fees payable.

Protection Products*
There will be no fees due for arranging protection products, we will receive a commission from the provider.

*There may be occasions when the fee charged may differ from the one stated or where no fee is usually charged a fee may be charged. Any changes in fees will be disclosed in writing prior to any application.
